Q: Is BBJ Micro Coil Clean corrosive or caustic?
BBJ Micro Coil Clean is neither acid or alkaline. Its special detergent-based formula contains no harsh acids or caustic chemicals. It also contains no solvents or phosphates, and releases no VOCs. It is very user friendly.
Special Engineered Surfactants
To avoid harsh acidic and caustic chemicals, which most coil cleaners contain,
BBJ Micro Coil Clean was designed with special engineered surfactants. These readily biodegradable cleaning agents are scientifically combined producing a coil cleaner that is mild for the user and harmless to expensive HVAC equipment and the environment. Combined, however, they are highly effective in cleaning caked-on dirt and grime.
BBJ Micro Coil Clean contains three highly effective surfactants, each with their own job for cleaning dirty, filthy cooling coils. The first agent wets and lifts the dirt from the cooling coil surface. The second one holds the soil in suspension. The third surfactant then foams away the suspended dirt.
BBJ Micro Coil Clean leaves no damaging residue that must be rinsed off and reduces water carry-over. It can be rinsed away with water or used as a self-rinsing coil cleaner. Either way, the coils are left extremely clean!
Highly Effective Cleaner

It effectively cleans and deodorizes evaporator coils, heating coils, condenser coils, window units, air filters, blowers, and other dirty HVAC components.

Easy to Use
To maintain HVAC systems at top-peak performance, visually inspect cooling coils every three months. Upon inspection, if coils appear dirty they should be cleaned immediately, but not less than once a year.

IAQ Approach
As part of your Indoor Air Quality Preventive Maintenance Program, apply BBJ MicroBiocide on a regular interval. Residential homes and apartment complexes should be treated at least twice yearly or as needed. Commercial and industrial buildings should be treated quarterly and in many cases, monthly. Health care facilities should be treated monthly to ensure effective environmental control.
When used on a consistent maintenance schedule, BBJ MicroBiocide reduces the possibility that the HVAC system will be a source of microbial contamination in a facility.
